Project Management

GMcD assembles the team of consultants and coordinates all of the activities performed by project consultants; manages the preparation of plans and documents required for obtaining entitlements from governments, approvals from quasi-governments, and environmental permitting from the federal, state and regional environmental regulatory agencies; negotiates with city or county staff during the project entitlement process and environmental regulatory agency staff during the environmental permitting process; plus represents projects at Planning Commission, City Council and Board of Supervisors meetings. GMcD also participates in the preparation of and implementation of public outreach programs associated with projects.

Land Planning with Natural Resources

GMcD prepares land use and site plans for the development of properties with natural resources, e.g. creeks, seasonal wetlands and special-status species habitats. As needed, GMcD assembles a team of consultants ranging from engineers to scientists whose collective expertise provides the basis for these land use and site plans. Mitigation for any impacts to the natural resources is incorporated into the site plan so it serves as a mitigation plan for environmental permitting. The plans allow development to occur while preserving and enhancing the natural resources.

Environmental Permitting

GMcD completes the applications plus coordinates the preparation of all of the documents necessary for environmental permitting from the U.S. Army Corps of Engineers, National Marine Fisheries Service, U.S. Fish and Wildlife Service, California Department of Fish and Wildlife, Regional Water Quality Control Board, San Francisco Bay Conservation and Development Commission (BCDC), and other environmental regulatory agencies. GMcD has the professional expertise to manage and coordinate the activities required to successfully obtain permits for both public and private projects with residential, commercial, industrial, office, institutional and/or open space/park uses when natural resources, archaeological sites and endangered species are present on the property.

Landscape Architecture

GMcD prepares design plans for both hardscape and softscape areas of the landscape. Planting plans are prepared for ornamental landscapes as well as native habitat areas. Plans incorporate Low Impact Development (LID) as well as sustainable design principles. Where feasible, GMcD creates landscape plans that incorporate the restoration and creation of natural resources and native habitats while still creating a setting that compliments the architecture.

Native Habitat Creation and Restoration

GMcD prepares plans for the creation, restoration and enhancement of native habitats along creeks, creek by-pass channels, rivers and other water bodies. Restoration plans are also prepared when a mitigation plan is required to obtain environmental permitting for development and redevelopment projects or to repair damage caused by disaster storm flows in creeks.
